Entering a housing lease comes with several conditions that the renter and homeowner are obligated to honor. This includes whether pets are allowed, what responsibilities the homeowner has to the maintenance of the property, and, of course, how much the monthly rent will be.

The purchase of homeowner's insurance is something that the homeowner has to handle outside of the rental agreement. Even if she considers this expense when calculating the monthly rental fee, it is her responsibility to pay this fee and is not directly relevant to the renter.

    The answer is D

In a typical renters contract the one that is NOT part of the typical contract is D. purchasing renters insurance. A. is not correct because there are "breed restrictions" in most locations that need to know the type of breed (which are what are generally known as "Bully Breeds" i. e. Pitbulls, German Shepherds, etc ...). B. The monthly cost of rent is definitely, always in a typical renters contract. C. What repairs are up to the renter is always important within the contract to let the tenant know what their responsibilities are for repairs.
