This is an "at-will" lease/tenancy. In these cases, much like an "at-will" employment scheme, either party may break off the relationship for any (or no) reason without penalty. The renters do not have to stay for a fixed term and the landlord can change the terms to where the renters have to leave at the end of a given time frame.
