    Ideas are common and just come from being inspired, but opportunities are more rare and require work to make happen.

    It's okay to daydream and speculate on ideas but evaluating opportunities should be fact-based and rational. Lenders will not back a simple idea, they are looking for opportunities.

    Opportunities require a strategic fit with the market, a plan, team, leadership, and resources.
