Joan has two rental properties (duplexes) that are exactly the same size with a one-car garage for each unit. Both are located within walking distance of public transportation. One is a new duplex near downtown Austin, and the other is a duplex built in 1971 in a suburb of Austin. Why can she charge more money for the duplex in Austin?

    Explanation:

    The appearance of a new duplex will be more attractive and eye capturing than the duplex which was built in 1971 which may be looking a bit dull and out of style probably because it may not be updated into how the current houses look.

    Downtown area is at the center of the city with many business places which will make it more popular to people because that means it is easy to reach everything with easy.

    It is very likely that the city centred duplex will be in high demand which allows Joan to make it cost more than the one in the suburbs.

    Suburb on the other side is outside of the city centre which may make it less popular to people since it may be out of reach of most things like restaurants, shops and other things that are easy to access when one is at the city centre.
